Greetings and welcome to Starwood Property Trust Fourth Quarter 2018 Earnings Call. At this time, all participants are in a listen-only mode. A question-and-answer session will follow the formal presentation. (Operator Instructions) As a reminder, this conference is being recorded.

This morning the company released its financial results for the quarter ended December 31, 2018, filed its Form 10-K with the Securities and Exchange Commission, and posted its earnings supplement to its website.
