One of the Jersey Shore's biggest office buildings sold; buyer is big in the health field

HOLMDEL - The large office building at 23 Main St., the one-time headquarters of telecommunications company Vonage, has been sold.

In its earnings documents last week, Veris Residential said it has closed on the sale of the 350,000-square-foot building, one of the largest office buildings at the Jersey Shore, on Oct. 13 with a sales price of $17.5 million. The company, formerly known as Mack-Cali Corp., did not disclose the buyer.

A deed on file with Monmouth County lists the buyer as 23 Main Street Propco LLC, an affiliate of Community Healthcare Associates, a Bloomfield developer. A representative of CHA Partners could not be reached for comment.

On its website, CHA Partners said it owns, manages and operates more than 3 million square feet of commercial property in the tri-state area with commercial, health care, senior living and multifamily projects.

Some of the projects on its website include the Muhlenberg Medical Arts Complex, and The Randolph Apartments in Plainfield, which was formerly all part of the Muhlenberg Regional Medical Center campus; Salem Medical Center in Salem; and Totowa Medical Arts in Totowa.

The sale of the 88-acre Holmdel property, which sits between Route 34 and Holmdel Road, was among the last of Veris Residential's suburban office buildings. It shed the rest of its office portfolio around New Jersey, which have included buildings and office parks in Neptune, Freehold Township, Middletown and Wall.

Mack-Cali purchased the former Prudential Property & Casualty Insurance Co. building in 2005 for $23.75 million, leasing the entire space to Vonage.

Vonage, the building's primary tenant, moved across Holmdel to Bell Works last year. VNA Health Group continues to sublease its offices there.
