Nov. 3—MITCHELL — The Mitchell City Council will consider approving a pair of tax increment financing (TIF) districts on Monday that would fund economic development.
The council will take up the matter when it meets Monday, Nov. 4. The meeting is scheduled for 6 p.m. at Mitchell City Hall.
Palace City Brewing, a new local brewery that's being constructed in downtown Mitchell, is pursuing TIF funds that would support $500,000 in construction-related costs.
Local developers behind the local brewery are pouring $2.9 million in renovation work to the old building along Railroad Street.
The second TIF district on the council's agenda aims to fund $330,206 for a local automobile detailer's expansion plans on the west side of Mitchell. The owner of MAD Garage, located along the Highway 37 bypass, is planning to construct a 5,900-square-foot building next to the existing business.
If approved, the city would pass TIF funds on to the developers in the form of a grant.
Both TIF districts are considered economic development TIFs. Over the past year, an increasing number of economic development TIF districts have been approved by the council.
Among the latest economic development TIF districts to be approved were Iverson Powersports and Interstate Glass TIFs, which both promise to create new jobs and increase business.
The TIF district applications from Palace City Brewing and MAD Garage received recommendation of approval by the city's Planning and Zoning Commission at the Oct. 28 meeting.
Other business the council is expected to consider at the meeting includes:
* Setting a date for a hearing and action on several alcohol license applications, including for the Thunderbird Lodge, the Corn Palace Shrine Club and the Mitchell Meat Lodge.
* Hold a hearing and take action on an application for two conditional use permits for Josh Frost.
* Consider setting a date for a board of adjustment hearing for Kyle Zacher, who has applied for a variance permit for maximum height of an accessory building.
* Award a quote for South Wastewater Treatment Facility building.
* Consider the purchase of Walking Floor Trailer off of BuyBoard for recycling project #2024-31.
* Set a date of 1:30 p.m., Nov. 20, 2024 for the bid opening for West End Bridge 2023 Bridge Improvement Grant Project.
* Set date of 1:30 p.m. Nov. 7, 2024, for bid opening for 7th and Main Traffic Lights Rebid.
* Hold citizens' input.
The meeting is open to the public.
