Impact Development Partners (IDP), alongside capital partners Trustmark, Great Southern Bank, and Patterson Real Estate Advisory Group, has secured a 32.34-acre site in Temple Terrace, Florida, for the HōM at River Hills development.

The new 330-unit multifamily community, situated at 6502 E. Sligh Avenue, will consist of 11 three-story apartment buildings, featuring a range of one-, two-, and three-bedroom units, with sizes varying from 707ft² to 1,248ft².

HōM at River Hills promises modern amenities and essential workforce housing options along the Hillsborough River.

IDP president John Akin said: "River Hills is an exciting opportunity to bring thoughtfully designed housing options to the Temple Terrace area, where new multifamily developments have been scarce.

The development is designed with a focus on resident well-being, featuring a clubhouse, a resort-style pool, and additional riverfront features to foster a sense of community and support a balanced lifestyle.

Financial backing for the River Hills project comes from Trustmark and Great Southern Bank, with Patterson Real Estate Advisory Group playing a role in capital-raising efforts.
