Newly released data from Realtor.com for August shows that potential buyers and sellers in Montgomery County saw lower home sale prices than the previous month's median of $175,000.
The median home sold for $168,950, an analysis of data from Realtor.com shows. That means August, the most recent month for which figures are available, was down 3.5% from July.
Compared to August 2023, the median home sales price was up 2.5% compared to $164,900.
Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in the data. The statistics don't include homes currently listed for sale and aren't directly comparable to listings data.

Looking only at single-family homes, the $172,000 median selling price in Montgomery County was down 3.9% in August from $179,000 the month prior. In August, the number of recorded sales in Montgomery County dropped by 6.2% since August 2023 — from 324 to 304. All residential home sales totaled $64.6 million.
