Homes in New Hanover County sold for lower prices recently: See how much here

Newly released data from Realtor.com for May shows that potential buyers and sellers in New Hanover County saw houses sell for lower than the previous month's median sales price of $432,500.

The median home sold for $422,000, an analysis of data from Realtor.com shows. That means May, the most recent month for which figures are available, was down 2.4% from April.

Compared to May 2023, the median home sales price was up 5.5% at $422,000 compared to $400,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $444,000 median selling price in New Hanover County was down 0.2% in May from $445,000 the month prior. Since May 2023, the sales price of single-family homes was up 8.8% from a median of $408,000.

Fifty-three single family homes sold for $1 million or more during the month, compared to 51 recorded transactions of at least $1 million in May 2023.

Condominiums and townhomes decreased by 20.2% in sales price during May to a median of $305,000 from $382,000 in April. Compared to May 2023, the sales price of condominiums and townhomes was down 19.7% from $380,000. Five​ condominiums or townhomes sold for $1 million or more during the month, compared to 14 recorded transactions of at least $1 million in May 2023.

In May, the number of recorded sales in New Hanover County dropped by 31.8% since May 2023 from 645 to 440. All residential home sales totaled to $278.7 million.

In North Carolina, homes sold at a median of $340,821 during May, down 1.2% from $345,000 in April. There were 15,368 recorded sales across the state during May, down 14.9% from 18,062 recorded sales in May 2023.

The total value of recorded residential home sales in North Carolina decreased by 56.2% from $17.7 billion in April to $7.8 billion this May.

Out of all residential home sales in North Carolina, 7.61% of homes sold for at least $1 million in May, up from 5.65% in May 2023.

Sales prices of single-family homes across North Carolina decreased by 0.5% from a median of $342,657 in April to $341,005 in May. Since May 2023, the sales price of single-family homes across the state was up 6.5% from $320,209.

Across the state, the sales price of condominiums and townhomes dropped 2.9% from a median of $350,000 in April to $340,000 during May. The median sales price of condominiums and townhomes is up 3% from the median of $330,000 in May 2023.
