Homes in New Hanover County sold for higher prices recently: See how much here

Newly released data from Realtor.com for April shows that potential buyers and sellers in New Hanover County saw houses sell for higher than the previous month's median sales price of $383,500.

The median home sold for $432,500, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 12.8% from March.

Compared to April 2023, the median home sales price was up 9.8% at $432,500 compared to $394,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $445,000 median selling price in New Hanover County was up 12.2% in April from $396,500 the month prior. Since April 2023, the sales price of single-family homes was up 10.4% from a median of $403,000.

Twenty-two single family homes sold for $1 million or more during the month, compared to 17 recorded transactions of at least $1 million in April 2023.

Condominiums and townhomes increased by 9.1% in sales price during April to a median of $382,000 from $350,000 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 2.3% from $373,250. Three​ condominiums or townhomes sold for $1 million or more during the month, compared to three recorded transactions of at least $1 million in April 2023.

In April, the number of recorded sales in New Hanover County rose by 8.4% since April 2023 from 358 to 388. All residential home sales totaled to $218.5 million.

In North Carolina, homes sold at a median of $345,000 during April, up 5.1% from $328,308 in March. There were 14,937 recorded sales across the state during April, up 4.7% from 14,261 recorded sales in April 2023.

The total value of recorded residential home sales in North Carolina increased by 145.9% from $7.2 billion in March to $17.7 billion this April.

Out of all residential home sales in North Carolina, 10.4% of homes sold for at least $1 million in April, up from 6.39% in April 2023.

Sales prices of single-family homes across North Carolina increased by 5.3% from a median of $325,053 in March to $342,443 in April. Since April 2023, the sales price of single-family homes across the state was up 8.7% from $314,975.

Across the state, the sales price of condominiums and townhomes rose 2.9% from a median of $340,000 in March to $350,000 during April. The median sales price of condominiums and townhomes is up 6.3% from the median of $329,250 in April 2023.
