Newly released data from Realtor.com for June shows that potential buyers and sellers in Cascade County saw houses sell for higher than the previous month's median sales price of $272,719.
The median home sold for $324,115, an analysis of data from Realtor.com shows. That means June, the most recent month for which figures are available, was up 18.8% from May.
Compared to June 2023, the median home sales price was up 2.8% at $324,115 compared to $315,336.
Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $332,221 median selling price in Cascade County was up 19.1% in June from $279,000 the month prior. Since June 2023, the sales price of single-family homes was up 4.5% from a median of $317,779.
Two single family homes sold for $1 million or more during the month, compared to one recorded transactions of at least $1 million in June 2023.
Condominiums and townhomes increased by 20.8% in sales price during June to a median of $239,043 from $197,885 in May. Compared to June 2023, the sales price of condominiums and townhomes was down 20.9% from $302,000. No condominiums or townhomes sold for at least $1 million or more during June.
In June, the number of recorded sales in Cascade County dropped by 3.8% since June 2023 from 160 to 154. All residential home sales totaled to $33.9 million.
In Montana, homes sold at a median of $422,500 during June, up 0.7% from $419,687 in May. There were 1,504 recorded sales across the state during June, down 12.4% from 1,716 recorded sales in June 2023.
The total value of recorded residential home sales in Montana increased by 9.8% from $361.5 million in May to $396.9 million this June.
Out of all residential home sales in Montana, 4.06% of homes sold for at least $1 million in June, up from 3.15% in June 2023.
Sales prices of single-family homes across Montana decreased by 0.1% from a median of $425,441 in May to $425,000 in June. Since June 2023, the sales price of single-family homes across the state was up 6% from $400,839.
Across the state, the sales price of condominiums and townhomes rose 0.6% from a median of $384,375 in May to $386,765 during June. The median sales price of condominiums and townhomes is down 0.8% from the median of $390,000 in June 2023.
