Columbia County apartment complex fetches $70.7 million after $3.3 million in renovations

One of Columbia County’s biggest apartment complexes has changed ownership.

The 358-unit Ansley at Town Center, off Rountree Way in Evans, was purchased by The Shoptaw Group, a private Atlanta-based real estate investment group, commercial real estate broker Cushman & Wakefield recently announced.

The broker represented the previous owner, Spyglass Capital Partners, in the sale, which closed Oct. 30.

Ansley is composed of two sections – a 242-unit Craftsman-style garden community built in 2009 and a townhome section built in 2014.

Financial terms of the transaction were not announced. However, Columbia County property records show the sale closing price as $70.7 million, or more than $197,000 per unit.

Spyglass bought Ansley in 2017 for about $35 million and poured funds into the complex for renovations and upgrades. Tenants received new washers, dryers and granite countertops; lower kitchen island heights to help create more open floorplans; and a 24-hour package concierge service allowing tenants to retrieve deliveries at any time. Spyglass also added a dog spa and agility equipment to Ansley’s dog park.

Those recent renovations cost about $3.3 million, according to Cushman & Wakefield.

Ansley’s current amenities include a clubhouse with billiard tables and a coffee bar, a business center, a fitness center, a saltwater pool and sundeck, a pet play area, a Luxer One-brand package locker room and outdoor grilling stations.
