Several construction projects are expected to bring new apartments, hotels, outdoor areas and more to Rochester's downtown.
It can be tough to keep track of what's been promised, planned and announced. The Democrat and Chronicle has compiled a list that showcases some of the proposals expected to debut over the next few years.
Alta Vista at St. Joseph’s Park
With sponsorship from Ibero-American Development and Edgermere Development Inc., this $34.4 million undertaking would house 90 apartments with 76 at rates for low-income households, according to the city of Rochester.
Eight units would be fully wheelchair accessible, four units would have amenities for residents with audio/visual impairments, and 14 supportive units would be dedicated to households that are homeless or at risk of homelessness.
Out of the 14 supportive units, five would be available to those with severe mental illness, five would be available for those who have a substance abuse disorder, and four would be available for survivors of domestic violence.
This project will begin in spring 2024 and is expected to be complete by the the end of 2026.
Kresge Building
This building at 176-282 East Main St. would be the home of a 26-room boutique hotel and a restaurant.
The project costs $11.7 million with support of $1.26 million from the DRI fund and sponsorship by Fortified and Dutton Properties.
Construction is expected to start in spring 2024 and finish by the end of 2026.
Harper's Corner
Sponsored by Home Leasing, the 17,600-square-foot building will house 11 apartments for households earning between 80%-120% AMI (Area Median Income) measure and four commercial spaces.
The project is expected to cost $10 million. Construction is scheduled to start in Spring 2024 and be complete by the end of 2026.
Main Street Commons
With sponsorship from the city, it is expected to cost $1.5 million and requires the demolition of the existing one-story building, Metro Market Groceries & Deli.
The city of Rochester said that Main Street Commons would make room for more dining and outdoor spaces downtown.
The Commons will be located at 170-172 Main St. and is currently pending construction.
Edwards Building
The $36 million building, 34 Saint Paul St., would house 114 apartments at market-rate prices, the city of Rochester said.
Around $2.75 million is supported by the state's DRI fund with additional sponsorship by Fortified and Dutton Properties, according to the city.
Construction is expected to begin in spring 2024 and be finished by the end of 2026.
